Lakeside is a property that can be used as a business or would also make a wonderful property for your
home and extended family if desired. It is located 7 miles south of Sallisaw on Hwy. 59, which is in the
process of being turned into a 4 lane highway. The park is located just ¾ of a mile from Kerr Lake
(250 mile shoreline) and the Arkansas River where the fishing is great.
The current owners of Lakeside have been here 13 years and have put the majority of it’s profit’s into
upgrading the park making it the “cleanest little park in Oklahoma”.

Just 30 miles from Fort Smith Arkansas, where you will find all the major shopping chains, restaurants,
and 2 large, excellent hospitals. The largest casino in Oklahoma is only 25 minutes away, and they opened
a brand new casino in downtown Sallisaw in June of 06’. Blue Ribbon Downs horse racing track is just out
of Sallisaw. Sallisaw has all the necessities one would need including a 5 year old Wal Mart Supercenter.

The park itself is located on 5 +/- acres and the property value in this area is increasing rapidly.
It is predicted that within 8-10 years, the property will double in value due to the highway expansion
and growth out this direction from Sallisaw. On the property are the following; 27 full utility RV sites
(5 are 50 amp the rest are 30 amp), 1 water and electric only site, a pool building enclosed with a 17’ x 30’
heated stainless steel pool with a concrete bottom. It is in ground. There is also a laundry room with 2 stainless
steel tubs and 2 stacked dryers. The rec room is used for entertainment and the many RV clubs that hold
their rally’s here. It has a large railed porch. The shop is metal with a thin insulation beneath the metal,
and has both a roll up door and a walk in solid metal door. Shelving has been installed.

The office is large enough but not oversized and has a guest check in counter. Behind the office you
will find a bath house that has fiberglass walls and ceiling. It has 2 individual stalls that each contains
a sink, commode, electric hand dryer, large walk in showers that are coin operated. There is a storage room
behind the stalls where the water heater and coin collectors are.

The residence is of exceptional size. It has a large open living area without any walls and the kitchen
with lots of cabinets (8 x 20) is off to one side. The laundry room is just off the kitchen. In the living
area are windows and a 6’ wide door facing the parks entrance. The living area has a drop ceiling, and the
rest of it has drywall ceilings. House heating is provided by 2 infrared natural gas heaters with thermostats,
and has a central air. There are 4 large ceiling fans in the living area, and one in the bed room which is
to the rear of the living area. Off the bed room is a spacious bathroom with sink, commode, walk in shower
with glass door, and a large spa bathtub. |

Also, there is a 2 bedroom manager’s mobile home with a porch on the front and back. The interior has new
Berber carpet and has been remodeled. It is a single wide mobile home approximately 14 x 50 .

In approximately 2003 or 04’, we reworked all utilities. The park is on a permitted new septic system consisting
of leach lines, aeration lagoon, a lift station, and septic tanks.
The electric system was completely replaced. The aluminum wire was removed and is not looped from site to
site. Each site has its own breaker box and its own copper line running to the breaker box at the pole
where it has a second breaker. The sites are all independent.
We also redid the water system. The old 1 ¼ “ water main with a 1” (all thin wall PVC) were removed and
replaced with a 2’ water main line with 1 ¼ “ lines running from it to each site. There is plenty of pressure
and the water is city water routed through the rural water system.

All of the buildings are like new. All have metal siding except the office building and
the laundry which are painted masonite board.
In 05’, all of the structures have new metal roofs put over the asphalt shingles.
The entrance is gated and the front of the property facing the highway was fenced with chain link
and vinyl in 05’. Interior roads are rock as are most of the sites but a few of the sites have been asphalted.
This RV park is currently affiliated with several membership groups such as; Resorts International (RPI),
Coast to Coast Resorts, Passport America, and others. New owners are not obligated by any contract to
maintain their affiliation with any of these groups.
Lakeside’s customers are mostly return guests, or people they have referred to it.
This park is almost maintenance free. It comes with a riding mower, a push mower, and weed eater.
The golf cart can be purchased at a negotional price if desired.
